Flush the Tank

Water flowing through your pipes contains minerals and other sediments. These particles settle at the bottom of your water heater in increasing quantities until the tank is flushed. This sediment causes higher energy bills, greater wear on the water heater, and even leaks. To flush the tank, a plumber will need to turn off the energy supply. Then, they will drain water from the tank by attaching a hose to the drain valve. Once the tank is drained, they will briefly flush clean water through the tank to remove more of the sediment buildup. Do not attempt to do this job yourself because you risk getting seriously burned or electrocuted.

Adjust the Temperature Setting

Bacteria can thrive in your water heater’s tank if the temperature is too low. For example, Legionella and other bacteria can grow if the tank’s temperature is below 120 degrees Fahrenheit. However, raising the temperature too high can impact efficiency and lead to unnecessary strain on the heating component. Burns can also occur if the water is too hot. The most commonly recommended water heater setting is 120°F.

Insulate the Tank and Pipes

If your water heater is installed in the garage or another area that isn’t climate controlled, the equipment will work harder than necessary to maintain water temperature. As a result, energy is wasted, and the components can wear out sooner. Because insulation deteriorates over time, inspect and re-insulate the tank and pipes annually as needed.

Replace the Anode Rod

A steel water heater tank can corrode over time due to water exposure. An anode rod made out of zinc, magnesium, or aluminum is placed in the tank to prevent corrosion. However, the rod becomes ineffective after four to five years. Corrosion and rust in the tank then impact water color and quality. In addition, the sediment builds up more quickly at the bottom of the tank. During annual water heater maintenance, have a professional inspect the anode rod and tank. If they see corrosion, it’s time to replace the rod.
